Staging your house begins before going on the market. Staging has become an important part of selling houses since it give a potential buyer the chance to see just how they, their things and their life will fit into your house.
Before you can begin staging you MUST clean, clean, clean. Thoroughly scrub the house from top to bottom. Look at the house as though you're seeing it for the first time. What would a stranger think of your house? Once you've finished, look again. Go from room to room looking for anything you may have missed. Remember, if you notice it, they will too.
1. The Walk Through
Now that you have the house spotless, take a walk through with a pen and paper. Make a note of any imperfection and be specific. If it will help, take a post-it pad and place one on every imperfection that you write down, but still make the list. After you've finished your list and feel that you have covered everything, sit down and begin prioritizing it by what you think is the most important thing to a buyer. Remember that it is no longer about what you like, but what a buyer would like. Asking a friend, family member, or a Realtor (i.e. The Wedding Realty Group) is a great idea to get a fresh set of eyes on everything you may have overlooked. We are used to looking at and staging houses for the market. We will prioritize your list and let you know if you are going overboard and may be spending more than you should.
