Step By Step Staging Step 2

Staging your house begins before going on the market. Staging has become an important part of selling houses since it give a potential buyer the chance to see just how they, their things and their life will fit into your house.

Before you can begin staging you MUST clean, clean, clean. Thoroughly scrub the house from top to bottom. Look at the house as though you're seeing it for the first time. What would a stranger think of your house? Once you've finished, look again. Go from room to room looking for anything you may have missed. Remember, if you notice it, they will too. 


1. The Walk Through


Now that you have the house spotless, take a walk through with a pen and paper. Make a note of any imperfection and be specific. If it will help, take a post-it pad and place one on every imperfection that you write down, but still make the list. After you've finished your list and feel that you have covered everything, sit down and begin prioritizing it by what you think is the most important thing to a buyer. Remember that it is no longer about what you like, but what a buyer would like. Asking a friend, family member, or a Realtor (i.e. The Wedding Realty Group) is a great idea to get a fresh set of eyes on everything you may have overlooked. We are used to looking at and staging houses for the market. We will prioritize your list and let you know if you are going overboard and may be spending more than you should.


2. Organize and Depersonalize

When a potential buyer walks through, they are trying to picture their life in your house. That becomes more difficult when they see other families in photographs. All pictures on your walls should be completely generic like things people would see either at home or on vacation. If you have great views and have good pictures of things like that which were obviously taken from the house, then you should include those. Show buyers the potential views that they are in store for.

Next, minimize the number of things and furniture in each room and maximize the space. I guess what I'm trying to say is that a well staged home would be one that you would be able to walk through the middle of the living room without having to walk around anything. You want enough furniture to show how the average amount of furnishings will fit. This will give a buyer a chance to visualize their things in the house.

Now, pack up all extra things laying around or piling up. Put the extra books on the shelf or pack them away. Pack up all your magazines except for 2 or 3 that you can effectively display. Make sure those magazines are tasteful. A good Realtor will have little tricks of things to intentionally leave out for buyers to take.
